The Research Analyst (Commercial Real Estate) will contribute to best in class research that differentiates JLL and builds a competitive advantage inthe Dallas-Fort Worth region through market expertise, analysis, and insight. The analyst’s primary responsibility will be to track and analyze all aspects of the office and industrial real estate markets and leverage that knowledge and expertise proactively for research products, client projects, and business development efforts. In addition, the analyst will be involved in assignments as needed for other property types, including multifamily and select capital markets support as appropriate. This position will work closely with professionals throughout JLL’s Dallas-Fort Worth office, as well as colleagues throughout the Americas research group. Familiarity and a working expertise with GIS tools to mine and visualize data is a critical part of the function.
Overall objectives:
Execute, refine, and adapt the annual research plan for the local industrial market that aligns with local business objectives and JLL Americas research plans.
Continually develop, enhance and leverage detailed knowledge of the state and local economies and the real estate market.
Proactively deliver information and insights on market and economic activity, trends, and forecasts.
Expand the research platform including processes, products, and ability to positively impact the business.
Seek out, develop, and share best practices for the region and the JLL Americas Research Group.
Develop strong relationships with internal and external clients and facilitate research as a differentiator.
Work with the local research team and business leaders to position research to contribute to business development efforts.
Develop and leverage relationships with research counterparts at other local commercial real estate firms.
Understand resources, data vendors, and development of effective infrastructure and technology.
Provide cross-functional support across property types (office, industrial, retail and multifamily).
Specific responsibilities:
Compile quarterly market statistics, including collection, verification, final approval and analysis.
Create, write, analyze and edit quarterly real estate reports for the Dallas-Fort Worth market.
Articulate in a compelling way trends in written reports and live presentations
Contribute effectively to all national or regional research reports with specified local market content.
Respond to all internal and external client requests for data and information.
Develop thought pieces and positions on trends affecting the market, economy, region and industries.
Track and analyze supply and demand fundamentals, leasing comparables, and sales activity.
Track, maintain and disseminate data for critical indicators including development pipelines, active tenants in the market and lease comps, among other data points.
Analyze and report on the local and regional economy with respect to employment statistics, major company activity, and industry and demographic trends that affect the real estate market and economy.
Attend relevant sales or business team meetings and actively contribute local or national research insights.
Contribute to the internal marketing campaign of research though consistent, thoughtful, internal communications, as well as contribute to regional public relations initiatives to build JLL recognition.
Create maps and other data visualizations (electronic and hard copy) in support of research needs.
Perform ad-hoc data and research requests as needed.
Experience and qualifications:
A Bachelor’s degree in Business, GIS, Economics, or related field of study from an accredited institution, university or college is required.
A solid one to two years experience in commercial real estate research or closely-related field is required.
Proficiency with and knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, Access and Outlook), as well as CoStar.
Proficiency with GIS software and related resources, such as ArcGIS, MapInfo, Esri.
Understanding of real estate markets and dedication to learning local markets and business.
