Operations Engineer

Position Summary:

SUMMARY
Jones Lang LaSalle is currently seeking an Operating Engineer as part of the Facility Maintenance & Operations Team. A person in this role will perform duties as both an Energy Plant Mechanic and an Energy Plant Control Room Operator. The Operating Engineer’s technical responsibilities include the operation, maintenance and repair of building systems and energy plant equipment; also to include control room support of the Alcon campus control and monitoring systems (validated and non-validated). Duties also include all aspects of routine and emergency plant operations.
 
ESSENTIAL FUNCTIONS
ENERGY PLANT MECHANIC

  • Inspects and analyzes equipment and diagnoses trouble or malfunctions and makes necessary adjustments to minimize service interruptions and equipment downtime
  • Provides input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices
  • Executes a wide variety of maintenance and repair work in relation to the installation, maintenance, repair of boilers, chillers, HVAC equipment and building equipment and infrastructure in general.
  • May oversee the execution of daily operations and maintenance activities performed by JLL and/or contract personnel.  Provide guidance and mentoring, as needed to ensure personnel perform the tasks required in a complete and accurate manner and deliver with outstanding customer service.
  • Performs a wide variety of complex operating procedures to ensure the proper operation of the high pressure steam boilers, lab utilities, emergency generator operation and other related equipment.
  • Perform and review water treatment testing for all energy plant’s chillers, cooling towers, boilers, hot water loops and other systems. During rounds inspect the system for condition and proper operation. Perform calibrations as needed for controlling equipment. Communicate with the supporting water treatment company for needed chemicals or repairs and adjustments.
  • Conducts scheduled rounds and checks of the three boiler plants, the four chiller plants and campus utility equipment to include:  cooling towers, emergency generator rooms, main switchgear rooms, air handling machine rooms as well as steam stations and condensate return systems.
  • Completes rounds and checks according to predetermined schedules and reports status.
  • During after-hour shifts, responds to all emergencies and takes appropriate action to identify problems and take corrective actions without compromising watch duties. Calls on-duty mechanics for assistance and utilizes emergency call list when necessary.
  • Will maintain all energy plant engineering/electrical spaces in a clean and neat manner at all times.
  • Reviews  executed work orders, logs, forms  and related documentation on a daily basis to help ensure they are complete, current, reflect the tasks as performed and are appropriately filed in the CMMS, or other required system.
  • Ensure all safety, environmental and site standards are strictly adhered to within the facility by both JLL and any JLL vendors performing work.  Ensures compliance with OSHA regulations, all applicable building codes and JLL policies and procedures.
 
ENERGY PLANT CONTROL ROOM OPERATOR
  • Work is performed in the Alcon Site Operation’s  Control Center (located in the South Energy Plant) monitoring the Building Automation Systems with a 24hr/7days a week, 365 days/year shift coverage.  A person in this role performs a number of difficult, critical and complex responsibilities while providing support to Energy Plant Mechanics, Campus PEMO maintenance, automation techs, MFG Buildings, QA Departments, Research and Development, Distribution and other departments on and off Campus.
  • Performs all operations in compliance with Standard Operating Procedures (SOPs) and other operating requirements and work instructions.
  • Responds to and documents out of specification notifications (alarms) from the Alcon Campus Building Automation Systems, (Validated and Non-Validated) following SOP requirements, work instructions and Good Documentation Practices (GDPs).
  • Performs MFG System Alarm Notification using required call list procedures and the CATSWeb Documentation System.
  • Start and stop campus equipment as directed by mechanics and other trades in support of all campus buildings. Make adjustments to equipment operating parameters using the automated control system as needed to correct alarms or in support of problem solving with the automation techs.  This also includes starting and stopping equipment in both MFG buildings and in other validated areas in support of production and shutdown work.
  • Assist the Energy Plant Mechanics in evaluating the dynamic energy plant campus chilled water, steam and condensate systems, adjusting equipment in the plants as needed for load demands and the most efficient equipment when possible.
  • Helping in the recovery of system upsets including sudden changes in load, power outages, and chilled-water loop, steam and condensate system problems.
  • Monitor and respond to fire system alarms on campus: dispatch notified personnel to area of fire alarm and assist with disabling and enabling fire systems as directed either to acknowledge, silence or lockout problem device or for hot work being performed.
  • Document actions taken during your shift and record in the control room log book using good documentation practices and incorporate intelligent analysis and shared knowledge.
  • Take work order request emergency calls, during shift and after hours. Dispatch on-duty mechanic for needed response of building automated system alarms and emergency work orders.
  • Help identify root causes and uncover data correlations to failed equipment and out of specification conditions using trends and data information to support campus departments.
  • Use the building automation systems to support our customers with data including trends and data history information as needed.
 
EDUCATION AND EXPERIENCE
  • High school diploma or state equivalent
  • Working knowledge of building automation, system controls and fire alarm systems.
 
KNOWLEDGE, SKILLS, AND ABILITIES
  • Must have general knowledge of industry maintenance and repair practices
  • Ability to work independently and plan work without direct supervision.
  • Proficient computer skills and experience working with Direct Digital Control systems, desirable.
